ROI Investment Fund
A regulation CF offering to invest in multifamily and other commercial real estate.
A regulation CF offering subject to the limitations of all regulation CF offerings. Namely, limits on how much any person can invest in a 12 month period based upon their yearly income and net worth. Individuals who have a net worth or yearly income of less than $124,000 may invest $2,500 or 5% of their yearly income or net worth. Individuals who have a net worth and income of more than $124,000 may invest up to 10% of their income or net worth.
This offering will seeks to raise $5,000,000.00 to invest in multifamily and other commercial real estate. Leveraging these funds will permit the purchase of roughly $60,000,000.00 in real estate or roughly 360-600 units in multi family properties. Once stabilized, it is anticipated that these units will return 10% annual returns. These units or properties will be purchased in various markets accross the country in order to minimize any risks specific to a given market. It is anticipated that this fund will be held for 7 years, though this hold period may be extended by the Sponsor.
Space in the fund is limited and investors will be admitted on a "first fund, first served" model, meaning that investors must deposit their funds to hold their place in the fund.
Investor redemption and buy-out may occur as stated in the PPM shared here. Other important terms are also contained in this document and should be reviewed prior to investing.
Use of Proceeds
The proceeds will be used as down payments for the properties purchased. 2.5% of the funds raised will be a management fee due to the fund sponsor. Addition administrative and other costs will be paid out of the proceeds.
Ownership Structure & Rights of Securities
80% of the fund will be held by the investors while 20% will be held by the fund sponsor. The investor's 80% share will consist of the investors in this offering and the related regulation d offering.
