A 506(c) offering for accredited investors only. Status as an accredited investor must be verified prior to investing by providing documentation of net worth and income. Once status as an accredited investor is verified, there is no limit to how much a given investor may invest.
This offering will seeks to raise $15,000,000.00 to invest in multifamily and other commercial real estate. Leveraging these funds will permit the purchase of roughly $60,000,000.00 in real estate or roughly 360-600 units in multi family properties. Once stabilized, it is anticipated that these units will return 10% annual returns once stabilized. These units or properties will be purchased in various markets accross the country in order to minimize any risks specific to a given market. It is anticipated that this fund will be held for 7 years, though this hold period may be extended by the Sponsor.
Space in the fund is limited and investors will be admitted on a "first fund, first served" model, meaning that investors must deposit their funds to hold their place in the fund.
Investor redemption and buy-out may occur as stated in the PPM shared her. Other important terms are also contained in this document and should be reviewed prior to investing.
Use of Proceeds
The proceeds will be used as down payments for the properties purchased. 2.5% of the funds raised will be a management fee due to the fund sponsor. Addition administrative and other costs will be paid out of the proceeds.
